Hidden Water Damage


The average American home uses about 20-25 gallons of water per day. With so many facets, pipes and plumbing connections, there are multiple opportunities for water damage in interior voids and hidden places.
You KNOW it is water damage when you step in a pool of standing water from malfunctioning appliances or a leaking roof. It is more important to be on the lookout for water damage in hidden places:

Signs Of Hidden Damage

Water damage might leave different colors, textures, and even smells, due to the location of the damage.  Notice telltale signs to recognize an existing problem and predict trouble in the future.

Discoloration

Be on the lookout for any water spots and stains. The area may appear either wet or dry and stains of yellow, brown or copper color.  The water can change the color of the surface due to minerals in the water, rust from metal pipes or mold. Any color OTHER than the original paint color is trouble!

Changes In Texture

Water damage can create by changes in texture. On the walls, watch for the paint for bubbly walls, flakey plaster,  and crumbly ceilings. And if you notice fuzzy discolorations, odds are that it is mold.
Look (or feel with your feet) for warped or buckled floor boards. Or worse, notice any soft, spongy spots in hardwood floors due to rotten wood and saggy floors.

An “Off” Smell

Mold and mildew are living organisms that produce waste with a distinctive odor.  Hidden residual water stagnates and fosters mold and bacterial growth. The musty, earthy smell is a red flag indicating unseen water damage.

Where To Look

Water damage can occur in any part of your home; however, there are some areas that are more high-risk than others. Inspect each area in your home and especially these to identify common areas of water damage.



Ceilings And Walls

Ceiling water damage can come from a few sources. Seasonally, a leaky roof caused by rain or melting ice can slowly damage the ceiling. Bathroom and laundry rooms on the second floor can show up as ceiling stains on the first floor.

Make sure to also check around door and window frames, slow leaks from outside precipitation and inside condensation will both lead to stains and rotten wood.

Floors

There are many things that can cause water damage to floors– again both from 1) outside rain and 2) inside leaks.  Check around exterior doors and around sinks, bathtubs, refrigerators, dishwashers and washing machines.

Confined Spaces

Crawlspaces are prone to serious problems including mold, water, termites, and rotting wood. The lack of sunlight, ventilation and accessibility increase the chance of water damage.
